Borders Innovation Park - Phase 2

Situated adjacent to the Borders Railway terminus in Tweedbank, Phase 2 of the Borders Innovation Park (2 Tweedside Park) is a high-quality commercial office development designed to mirror and extend the success of the fully occupied Phase 1 building.

This build has been developed and funded by Scottish Borders Council with contributions from the Edinburgh and South East Scotland (ESES) City Region Deal initiative.

The second phase delivers flexible, two-storey office space capable of accommodating up to four separate commercial tenants or around 100 additional staff. Featuring modern amenities such as raised flooring, EV charging infrastructure, and direct rail connections to Edinburgh, the strategic expansion is engineered to stimulate regional business growth, attract inward investment, and support high-value employment across the Scottish Borders.

Morrison Construction are one of Scotland's leading construction and infrastructure businesss specialising in delivering major public and private infrasture developments.
They completed the project in July 2026 and have delivered community benefits and upskilling opportunities for those residing nearby.
